Allen Edwin: How Do They Build Them So Cheap? Lot Costs!

So I have always wondered how does Allen Edwin Homes build so inexpensively? I thought that there has got to be something wrong with the houses because you cannot build a home that cheap!

After touring them over the last month and doing my research I realized what was happening. It isn’t that they are building them cheap; they are just getting some big advantages in lot costs. Let me explain.

A traditional builder buys a piece of land and then goes through the process of developing it to put to build homes on. There is cost to build the road, sewer, water, grading and much more. At the end of this process they determine what the lot costs will be for the future builders. Let’s say a traditional lot would cost $50,000 – $60,000 or more. Building a home on the lot costs around $120,000. When you add the lot costs of $60,000 to the building cost the total purchase price of the home ends up being $180,000.

So how does Allen Edwin buy lots cheaply and pass the savings on to you?

With so many builders developing land over the last ten years there is a big surplus of developed lots. Some builders have even gone bankrupt and turned their lots back over to the bank. That’s where Allen Edwin Homes has come in and bought up all of these extra lots that other builders have not been able to build on. They have bought lots at $20,000 – $30,000 or sometimes less. When you do the math you see it costs $120,000 to build a new home plus lot costs of $30,000 equals only $150,000. The savings are passed on to you but nothing is lost in the quality of the home built.
