As our world continues to be altered as a result of the COVID-19 pandemic, we have been adapting our process to best serve you. The State of Michigan’s Stay-At-Home order has certainly altered how the real estate industry conducts business but it doesn’t mean it has come to a complete halt. Our experienced marketing and support team is leveraging technology to help us continue to serve both buyers and sellers. So, if you’ve been thinking about selling your home this spring, now can be a good time to get started and, now more than ever, an experienced brokerage and agent is crucial to getting top-dollar for your home. Here’s how we’ve adapted to help you successfully sell your home.
1. LISTING CONSULTATION
We’ll use Zoom to hold a video consultation meeting. Much like we would in-person, we’ll discuss how we will go about selling your home in this market.
2. DIGITAL LISTING AGREEMENT
We’ll use our long-time secure digital signature software to remotley gather all necessary documents to list your home.
3. MARKETING MEDIA AQUISITION
Because we can’t travel to take photos and/or video as we traditionally would we will have to rely on you to provide us photos, as well as video tours. Our marketing expert will help prepare you with staging, photo, and video tips so we can create the best possible marketing media for your home.
4. PROFESSIONAL MEDIA “RETOUCHING”
Our experienced on-staff designer will quickly edit and enhance the photos you provide with the help of professional-grade software. This will make sure your home will stand out among the competition in the market.
5. LISTING & MARKETING
All the preparation up to this point will come to fruition when your home goes live! We’ll kickstart the marketing of your home by paying to feature your listing on Zillow & Trulia. We will also post your listing to our ever-growing social media channels and feature your home in our weekly email to subscribers.
6. VIRTUAL OPEN HOUSE / SHOWINGS
Within the first few days of your home going live, we will coordinate a virtual open house hosted remotely by you and your agent. We have seen very good success with virtual open houses. Private virtual showings will be coordinated as requested by buyers.
7. RECEIVING OFFERS
All offers will be communicated to you as they are received. We will consult with you as we normally would, albeit via phone or video rather than in person, to determine the best course-of-action to ensure top-dollar for your home.
8. ACCEPTED OFFER & INSPECTIONS
Once you have accepted an offer there is normally a 10-day inspection period, where the buyer has time to have the home professionally inspected. Currently, this time period has been compressed to as little as 3 days. Please note that Michigan’s stay-at-home order does allow buyers to be present with the inspector if agreed upon by all parties.
9. TRANSACTION COORDINATION
Our long-time transaction coordinator will help with things like ordering a title search, working with the underwriters and she’ll make sure any remaining paperwork is complete and ready for a smooth closing.
10. DRIVE-UP OR REMOTE CLOSING
Once the financial institution of the buyer has given the clear-to-close the title company will either do a remote closing via video conference. Or they may do a drive-up closing, where instead of getting a cheeseburger you’re selling your home:) Finally, we’ll help coordinate the transfer of the keys according to the PA, to the new owner.
